Leasing Questions
No appointment is necessary to tour our community; however, it is always appreciated if you call ahead to make sure we are available to provide adequate time for you to tour and ask questions. Please arrive no later than one half hour prior to closing if you would like to tour the property. Everyone over 18 must have a valid photo ID to tour the community.
Our apartment homes are priced individually based on the amenities and features.
Application fees are $100 per person with a hold fee of $100. All lease holders must be 21 years or older. You may pay these in office, or online by credit card, a small fee will apply. There is an administrative fee of $100. All application fees are nonrefundable.
Applications may be found under the floor plans tab of our property website, or you can stop in the office for a paper application during business hours.
Residents are responsible for electric bills through Ameren, and gas bills through Spire. The water and sewer are sub-metered and the bills that arrive to you are your actual usage. Pest control is $5/month and trash is $10/month.
The security deposit starts at one month of rent, and is based on the screening. This fee is refundable at move out, subject to damages.
Rent is always due on the first and a $80 late fee is assessed on the 5th of every month (even Sundays and holidays). An additional late fee of $100 will be assessed on the 8th if rent has not been paid in full.
You can pay rent by setting up your online account on our website. This allows you to use a bank account (no fee) or credit card (with fee) to make payments.
Up to 2 pets, cats or dogs, are allowed. Before any pets are allowed in the apartment, a one-time, nonrefundable pet fee is required to be paid. It is $300 for 1 pet and $500 for 2 pets. Monthly pet rent is $35 for 1 pet, and $60 for 2 pets. There are no weight or breed restrictions. The Pet Fee does not transfer from one apartment to another. See our Pet Policy for more information.
Resident Questions
Yes, if the lease buy-out fee has been paid. A 60-day notice is required before vacating your apartment, and the lease buy-out fee is one and a half times the rent amount. Please make sure that you reference your signed lease agreement and confirm policies with your Property Manager as there could be unique circumstances.
Yes, service members can break their lease without penalty in certain circumstances through the Servicemembers Civil Relief Act (SCRA). Please contact the property manager as soon as possible in this situation. You will need to provide written notice and a copy of your military orders.
If you love our apartments and want to refer a friend, please let our office know! We offer resident referral programs throughout the year and would love for your friends and family to join our community.
You may call the office, send an e-mail, or leave a message with the answering service. You may also submit work orders online if you are enrolled in our online services.
Yes, if someone is temporarily staying with you, please let the office know so we can accommodate for parking. If someone is permanently moving in or staying longer than 14 days, they will need to fill out an application to be added to your lease agreement.
We require a 60-day written notice, which you are responsible for, prior to move-out. If you need to move-out at the end of your lease term, please remember to come in 60 days prior to the lease expiring to provide your written notice.
Yes, there are a few cable companies that service this area. You can ask our leasing office for more deals from our local Charter representative!
You are allowed to store electric grills on your patio and use them 15 feet off your patio area, and away from the building.
If you are locked out during business hours, you can come to the office to be let back in your apartment or garage. Please do not call emergency maintenance. You must call a locksmith if you are locked out after normal business hours.
If you have lost your keys, you may have new keys made at our office during business hours for a small fee.
